Modified Bitumen roofing is used around the world for its various benefits. The word “modified” is due to the addition of rubber-based (or plastic) binders in the asphalt, or bitumen. This is done as it helps to improve the asphalts strength, flexibility, and durability of your roofing. Modified bitumen roofing systems are usually installed using 2 or 3 layers, or “piles”.
The roofing is made up of multiple layers in the factory and installed by flat roofers on site. During manufacturing, several layers of modified bitumen get reinforced with a fabric-enforcing mat, which is made of polyester and/or woven fiberglass. Last, the top layer is given a smooth or granular surface, depending on your needs and preferences.
A commercial roofing company can offer granular top coats in many colors, or the flat coat with an aluminum or white finish. The main purpose of this layer is to help reflect UV light and also help reduce heat on the rooftop.
Modified Bitumen Roofing Systems installed by commercial roofing contractors have the benefits a built-up roof (BUR), but it is much easier and quicker to install on your flat roofing as it already comes assembled. The other bonus is that they can be made-to-order with more layers to offer extra protection from heavy traffic or puncture risks. Last, they are flexible to temperature changes and very durable.

APP (Atactic Polypropylene) flat roofing systems
come with a smooth or granular top coat. The benefits to an APP is that it is consistent and uniform, allowing for better strength and flexibility than a built-up roof system. Commercial roofing contractors apply it using a heat-welded method.

SBS (Butadiene Styrene) flat roofing systems
have a top surface made of a mineral granular – offering many color choices. This system gives you all the benefits of a built-up roof for your flat roofing but the ease of installation and better temperature flexibility of modified bitumen roofing. Flat roofers apply it using hot asphalt, bonding adhesives, heat welding or heat activated self-adhesives.
